Our Founding

Cove Equity was founded in 2022 by CEO Keith Graham with a focus on high quality, turn-key real estate investing. The company  quickly expanded into multi-family as the core growth strategy, continuing to provide reliable  passive investment options for investors as well as a significant focus on managing 100% of the acquisition, property management and construction process under Cove Equity.  In 2022, experienced professionals Mary Gray, CPA  & real estate attorney Gregg Pratt joined the Cove Equity team, overseeing all legal matters concerning banking, real estate development, loan transactions, & title insurance matters as well as ensuring compliance & benefits. Collectively, the team at Cove Equity has been involved in over hundreds real estate transactions as an owner/operator, investor, private lender, loan originator, debt financier, or equity capital partner. Cove Equity is headquartered in Knoxville, TN. It is backed by a team of industry leading professionals that bring bold authenticity, integrity, and commitment to excellence. It is one of East Tennessee’s leading real estate investment firms.

Our Experience

Since 2001 our members have wholesaled hundreds of single and multifamily properties. Acquisition, renovation, and retailing have been a long-term fixture. Our company members have originated and structured hundreds institutional & private loans for real estate entrepreneurs across the country.

Our Core Business Strategy

The core business strategy for Cove Equity is to identify off-market, undervalued,  value-add, Class B & C apartment buildings in class B areas to invest in and owner/operate. Purchasing and operating these secured physical assets, we underwrite conservative high-yield private  investor equity investments and private money loans alongside 1st mortgage senior debt from bridge lenders and agency lenders like Fannie Mae and Freddie Mac. This creates  stable, strong secured returns for passive investors.

Chief Executive officer, Freeland Ventures

Josh Cantwell manages over $34M in private money, which is deployed into real estate. He manages a real estate private equity fund where he and his team fund hundreds of fix and flips, rentals, and apartment deals from $25K to $50M. He has been involved in 1,000+ wholesale, rehab, rental, foreclosure, and apartment transactions, and currently holds a portfolio of over 2,400 cash-flowing apartments. He is the founder and CEO of a variety of successful businesses including Freeland Ventures, Strategic Real Estate Coach, and several others.

Glenn Lytle joined Freeland as a partner to manage investor relations and help drive private equity investments. Prior to Freeland, Glenn has held leadership roles in some of the largest, fastest growing telecommunications companies in the US. Although Glenn has seen great success as a corporate executive for Fortune 500 companies, he has remained very involved with real estate investing over the years and is closing in on almost $1M in profits from these investments.
